Since it proved to be a HOT HOT thing, I’m answering more
questions this month. As usual again, the questions are
presented the way they came in, broken English, grammar
errors and all. Enjoy!

QUE:

Dear Azizi,

I’m a working mother of 2 small children and have been
subscribing to your e-magazine for nearly a year.

After reading the May 08 issue, on the topics of ‘excuses’
given by many people out there; none of the reasons
happened to be similar to mine.

I subscribed to your e-zine because I too want to have good
wealth and a better life, free of debts, and freedom to plan
and do many many things that crosses my mind. My only
problem is that….Your courses are only for Saturdays and
Sundays!

Azizi, I am unable to get a caretaker for my children for 8
hours stretch course on weekends, that’s not even inclusive
of traveling time. I usually attend courses during my
workday, of which I take leave from work. I believe there
are many more mothers out there who are keen to develop the
millionaire in themselves but just was not given the right
opportunity. We wouldn’t want to ponder and wait for our
husband’s wealth, but actually love to be able to feel the
wealth glory ourselves. So Azizi, please assist the ‘mummy
community’ and spread the millionaires in us too!

ANS:

While most of our classes are on Saturdays and Sundays, we
also have classes in the evenings during the weekdays.
However, it is obvious that the evening classes will be for
3 or 4 hours only. That is why we run most of the classes
during the weekends because of the longer time available -
7 or 8 hours. Obviously again, the information shared at the
weekends classes will be in more details.

Please log on to our website from time to time to check the
dates and time of classes.

Next, I must share this very important point with you. It is
NOT easy to become rich. If it was easy, then the world will
be full of multi-millionaires. It takes time, effort, energy,
money - just to list down four prerequisites. Further, it
WILL require us to make sacrifices. In your case, you must
find the caretaker for your children somehow, someway so
that you can come for the classes. I’m not saying it is easy
or convenient. I’m saying you must be willing to do it. If
you are not willing to do so, then the answer is that you do
not really want to become rich. You will be like most people
who are waiting around for the world to make them
millionaires - which will never happen. I know it is not
easy to make the sacrifices; that is why most people will
never become rich.

Finally, just to let you know: some people want the classes
to be in the evenings on weekdays so they can attend it
after work, while keeping their weekends free. However some
others complain that they say they are unable to come for
evening classes as they are too busy with their work, and
can only come for weekend classes!

In the end - kalau hendak seribu daya.

Saya tidak menggunakan servis PayPal, saya gunakan servis
2CheckOut. Tetapi saya telah tujukan soalan ini kepada
saudara Gobala Krishan, seorang pakar Internet yang
terkenal di Malaysia. Jawapan yang diberikannya adalah
seperi berikut:

1) Paypal checks should be valid in Malaysia, although US
dollar checks will take 3-4 weeks to clear at Malaysian
banks.
2) Other ways to withdraw - withdraw to your credit card in
Paypal, or get a US bank account and withdraw to the US
bank, later do a TT transfer to your Malaysian bank.

Jika saya sudah ada wang yg banyak, confirm kah kita
tidak dibakar dgn api neraka dgn wang yg banyak ini?

ANS:

Hah! Soalan yang memang akan memerangkap. Bagaimanapun
jawapan saya, mesti ada orang yang tak puas hati. Tetapi
saya akan menjawabnya juga.

Pertama sekali, ‘banyak’ itu subjektif. Mungkin kepada
setengah orang, RM1 juta sudah banyak. Kepada yang lain
pula, jumlah itu hanya wang pocket money. Jadi siapakah yang
akan menjadi hakim untuk memutuskan yang wang anda ada itu
‘banyak’?

Lebih pentingnya, setahu saya, kita boleh mengumpul sebanyak
mana wang yang boleh dengan syarat wang itu kita perolehi
dengan secara halal. Kemudian kita gunakan wang itu untuk
tujuan yang halal juga. I see no problem with that. And I
don’t think anda akan dibakar oleh api neraka just because
you have a lot of money.

Sebenarnya baik buruk wang tersebut bukan wang itu yang
menentukan. Manusia yang menentukan kegunaannya. Kita boleh
gunakan wang untuk tujuan yang baik - memberi anak isteri
kita makan, tolong orang miskin, bina masjid, dll. Tetapi
kita juga boleh menggunakan wang yang sama untuk tujuan
yang kurang baik - membeli dadah, berjudi, mengupah orang
untuk membuat kerja salah, dll. Jadi kalau wang disalah
gunakan, ianya bukan salah wang, salah orang yang memegang
wang itu.

Jika anda mempercayai yang wang yang banyak akan berakhir
dengan anda dibakar oleh api neraka, anda sudah pasti tidak
akan mempunyai wang yang banyak atau menjadi kaya. Gerenti.
Kenapa? Kerana anda sudah tentu tidak mahu dibakar api
neraka. Siapa yang mahu dibakar api neraka?

Kepercayaan begini juga bermakna yang semua orang yang tidak
mempunyai wang dan yang miskin akan masuk syurga. Apakah ini
situasinya? Saya tidak fikir begitu.

Saya pernah ditipu dan kehilangan wang. Tetapi semua orang
yang telah menipu saya bukan orang kaya dan bukan jutawan.
Penipu dan penyangak itu semuanya tidak berwang. Saya percaya
yang ribuan orang akan menyatakan poin yang sama.

Lagipun, the best thing you can do to help the poor is this
- don’t become one of them.

Finally, I CANNOT confirm that anda tidak akan dibakar oleh
api neraka. Hanya Tuhan yang akan menentukannya.

Saya telah membeli hartanah rumah dengan pinjaman bank.
Projek ini telah terhenti (tak siap) kerana pemaju menghadapi
masalah kewangan.

Projek ini telah tergendala setahun lebih. Saya bercadang
tak nak bayar pinjaman bank kerana rumah tersebut tak siap.

Apakah nasihat atau cadangan En. Azizi bagi menghadapi
permasalahan ini? Kalau saya mengambil sikap tak nak bayar,
apakah kesannya dari tindakan pihak bank?

Wa’alaikum salam.

Ini adalah satu tragedi yang sering berlaku di Malaysia:
rumah tak siap, hutang bank tetap perlu dibayar. Ribuan
pembeli hartanah mengalami masalah yang sama dengan anda.
Situasi ini berlaku kerana pemaju dibenarkan menjual rumah
sebelum rumah itu siap, which is almost unheard of di
negara-negara asing.

Anda telah terperangkap. Unfortunately, you will lose no
matter what you do.

Jika anda menyambung membayar hutang bank, anda akan
kerugian wang tersebut setiap bulan tanpa mendapat
pulangannya.

Jika anda tak bayar pula, bank mungkin akan mengambil
tindakan mahkamah untuk mendapatkan wang mereka kembali.
Bank akan melelong rumah tersebut. Nama anda juga akan
tersenarai dalam CCRIS yang akan menyulitkan anda
mendapat pinjaman di masa hadapan.

It is not much tetapi nasihat yang dapat saya berikan ialah
- next time, beli rumah yang sudah siap.

dear mr. azizi,

tq 4 providing chance for people like me to get the the
latest news on your ‘world’. i really admire your initiative
to produce this kind of newsletter which is very brief and
simple yet detail in information; saving many things such as
time, money, energy etc. congratulations! i am very sad to
know about the case of humiliating you by so-called
‘intelligent’ mr. razzi mat sihat ( the father maybe healthy
but the son?? ;-)). when i went to his so-called ‘bussiness’
website, then i know who’s the pearl and the glass ;-).
anyway, good luck 4 the fight for rights.

ok, back to my ‘case’. i am a primary school teacher whom is
now pursuing my degree in TESL and this is my final year. i
will be graduating soon; maybe in april or may. i am also
fancy of doing bussiness but i do not know what is the best
thing that i could do. please do not mention about doing
tuition as i am tired of standing in front; ‘pretending’
that i am the master of all knowledge. it is not to say that
i do not like teaching but i do want to give myself chance
of exploring other things especially the new one. what i
have in my head is to be a public speaker as you, dr. irfan
etc or even write books.i have tried writing a short story
in BM but i have not submit it to any publication yet. what
is your advice pertaining my dreams? hope you can respond to
my question in the next issue. tq again.

ANS:

You have already answered your question. You ask - what can
you do to pursue your dreams? The answer - follow your
dreams. In other words, do what you love to do (and I mean,
really, really, really love to do), and then build a
business around it.

As an example, I love to read and I love books. That’s why I
became a writer and publisher. All these that I’m doing is
not work - I love to do them. In fact, I would pay money to
do what I’m doing now. The fact that I make some money from
all these just make it a dream.

So while I’m sure that I can make some money running a
restaurant, running a car workshop or even running a
boutique, I have no interest in those businesses. It will be
hard work because my heart is not into them.

Next point: before starting a business, make sure you are
prepared for it. Read at least 30 books about running a
business. Ask for guidance from actual businessmen. Make
sure you have enough money to last one year without making
a single cent. Remember: it is easy to become a businessman
(or businesswoman); it is not so easy to become a SUCCESSFUL
businessman.

Now that you know this - what do you think you should do?

Dear Azizi

My client has some problems with her tenant who pays her
late all the time.

She now wants to sell the condo. Agent friend told me that
the tenant must NOT know about it because she will NOT pay
her rent and stay on until long after the condo is sold.

The present owner also have to pay the new owner because
she is NOT able to provide vacant possession to the new
owner.

What is expert advice?

ANS:

I don’t see how your client will be able to sell the
property without letting the tenant know about it. It is
obvious that the buyer wants to see the property first
before buying it. And obviously again, the tenant will know
about it the moment the buyer steps into the condo.

Why not get rid of the tenant first, and then sell the
property? There are many ways to get bad tenants out,
you know…

Saya seorang pembeli dan pembaca buku Sifu berjudul Jutawan
dari Planet Jupiter!

Saya ingin mendapat bantuan dan tunjukajar Sifu untuk
menunjukkan lebih terperinci berkaitan dengan kiraan pada
Jadual 7.1 dan 7.2 berserta Jadual 12.1 dan 12.2

Saya telah cuba berkali-kali untuk mendapatkan kiraan yang
tepat tapi masih menemu jalan buntu.

Tunjukajar Sifu amatlah diperlukan dengan penuh harapan
daripada saya.Jangan menghampakan.

JAWAPAN:

Saya tidak menghampakan!

Kiraan di dalam kesemua jadual tersebut menggunakan keadah
‘compound interest’. Basically, faedah pada hujung tahun
ditambah kepada wang prinsipal mula. Proses ini akan diulang
pada tahun ke2, ke3 dan seterusnya. Jadi kita mendapat satu
angka yang besar pada akhir tempoh simpanan.

Anda perlu menggunakan financial calculator seperti HP17B
untuk mengira ‘compound interest’ atau pun menggunakan
spreadsheet seperti MS Excel (setelah dimasukkan formulanya).
Walaupun calculator biasa boleh mengira ‘compound interest’
tetapi prosesnya terlalu panjang.

Anyway, semua angka yang di dalam buku saya adalah betul.
